Our Design Team have been busy since the beginning of the year with a record breaking number of instructions in both January and February.
We encourage all clients, prospective and current; to give us feedback throughout the Design Phase so we can ensure we are doing everything possible to make the process smooth and trouble free. We have been inundated with requests to include our Party Wall Service within our Fixed Fee Design Service – so we’ve done just that.
Our Fixed Fee Design Service includes all of the following; all for the fixed fee of just £3,995 + VAT.
Measured Survey with a member of our architectural team- Existing floor plans and unlimited design options
- Unlimited design amendments
- Full planning application which includes all relevant documentation (ie. Design & Access Statement / Heritage Report if applicable)
- Party Wall Service which includes serving of the Notice and drawing up the Schedule of Conditions
- Building reg. pack
We feel it is important to incorporate all of the necessary permissions and agreements under one umbrella; this will make the process smoother, much faster and less costly for you.
We always advise clients who are in the Design Phase to get started on Party Wall matters once we have applied for planning permission. This is because both processes are quite time consuming, and running them alongside each other certainly makes sense to save on time. While planning consent is valid for three years, it is important to keep in mind that a Party Wall Agreement is valid for one year. You can go ahead with our Party Wall service at any stage – so don’t worry if you want to get planning under your belt and come back to deal with Party Wall stuff later on.
To serve Party Wall Notice, you will need the Foundation Details which are included within your structural pack. At Build Team, we arrange for our Structural Engineer to prepare the Foundation Details early so we can move ahead with Party Wall Matters at the time best suited for you.
During the negotiation stages of Party Wall, it is very common for neighbours to request minor changes to the drawings, such as where the boundary line is drawn. As our Party Wall Service is now included, we make all of these changes free of charge.
