One of the most common questions we are asked by clients asked during an initial site visit is how long will the build take. This is an important question for most clients, especially those with a tight deadline.
A typical side return build takes 12 weeks. We have put together a brief guide which outlines the stages in a typical build to give you an idea of what to expect.
Weeks 1 – 4: Groundworks, foundations and brickwork
The first few weeks of the build will involve a lot of demolition and upheaval as the construction work starts. This stage includes all the ground works and creation of foundations and footings. Build Team will liaise with an approved inspector to ensure that any requirements under the Building Regulations are complied with.
Measures are also put in place to protect the home; correx is used to protect the flooring, and plasterboards are used to close off areas where works are not being carried out to minimalize disruption.
It is important to note that there will be a lot of traffic through the home during the first few weeks as the materials required for the build are brought on-site.
Weeks 5 – 8: Steelwork super structure, roof formation and floor screed
The next few weeks involve the construction of a new wall, which will either sit astride the boundary of yours and your neighbour’s land, or just on your side of the boundary. The side wall to the existing rear room will either be completely or partially knocked through and a steel frame will be put in place to support the new opening. At this point, a new roof will be created. This may involve full glazing or a design with Velux skylights to bring more light in. Lastly, floor screed will be laid down to provide a smooth surface for your choice of flooring.
During this stage any new openings will also be constructed, for example new windows and doors.
Weeks 9 – 12: The finishing touches
In the final stage Build Team will oversee the installation of all doors and windows to your agreed design and specification. We then take care of the internal plastering of the structure. This includes first and second fix electrics and plumbing, as well as plasterboarding and plastering.
If you are opting for a full turnkey service, we will then install the kitchen units, floor covering and electrical appliances and will put in place all of the remaining fixtures and fittings before finalising the decoration to your specifications.
